How Havio works for landlords, tenants, and vendors.
Havio is an app for landlords who manage their own rentals. Tenants report repairs with photos, landlords send the job to their own vendors, vendors send invoices from a link, and rent can be paid online from a bank account. Everyone sees the same status, so fewer things happen by phone call.
Havio is built for self-managing landlords, from one duplex to a few dozen units, and for the tenants and vendors who work with them. It isn't built for large property management companies.
No. Havio is software. It doesn't own, manage, or inspect properties, and it doesn't hire or guarantee vendors. Landlords stay in charge of their rentals and their decisions.
Rent, repairs, and messages work for rentals anywhere in the United States. Havio also knows state rules such as late fee limits and security deposit deadlines for Minnesota, Wisconsin, Iowa, Texas, and Ohio, with Illinois, Michigan, South Dakota, North Dakota, and Vermont coming next.
No. Havio works in the web browser on any phone or computer at havio.app.
Havio is free for up to 2 occupied units. Havio Pro is $10 per occupied unit a month, with no minimum. A unit counts as occupied when it has a current tenant in Havio, so empty units are free.
Yes. Your first 30 days of Havio Pro are free. You add a card when you start, and you can cancel in Settings before the trial ends to pay nothing.
No. Tenants and vendors never pay Havio. Tenants can pay rent from their bank account at no cost to them, and vendors work from a link without an account.
Online rent is a bank payment through Stripe. Stripe charges 0.8% per payment, never more than $5, and takes it from the landlord's deposit. On Havio Pro, Havio credits that fee back on your next Havio bill.
Sign up at havio.app, add your properties and units, and invite your tenants with a link or by email. Then add the vendors you already use, like your plumber and electrician.
Yes. Havio works with the vendors you already trust. You add them once, and you choose who gets each job.
Open the request, pick a vendor, and send them the job link by text. The vendor can accept, pick a time from the windows your tenant chose, and see the photos, all without making an account.
The vendor sends an invoice with after photos from their job link. You review it, approve it, pay them the way you already do, and mark it paid in Havio. You can set an amount below which invoices from a vendor approve on their own.
Yes, if you turn it on. You set a flat or percentage fee and a grace period, and Havio adds it once the grace period passes. In the states Havio covers, it warns you when a fee is above the state limit. Only charge what your lease allows.
Yes. Havio can record each deposit, count down the state's return deadline after move-out, list deductions, and print a deposit statement. Move-in and move-out condition checklists with photos can be signed in the app.
Havio keeps a record of rent received and repairs paid by property, which you can use for Schedule E. Havio Pro adds a printable year-end summary, a CSV export, and a list of vendors you paid. In Minnesota, Havio can prepare the file for Certificates of Rent Paid. Havio doesn't give tax advice, so check with a tax professional.
Yes. Each tenancy has its own message thread, and repair requests have a button to message about that repair. Either side can report or block messages.
Your landlord sends you an invite link or email. Open it, sign in, and you're connected to your unit. If you didn't get one, ask your landlord to send a new link.
Tap Report, pick the type of problem, add photos, describe what's wrong, and choose the times someone can come. You can pick as soon as possible, choose time windows over the next week, or type your own times.
If you smell gas, see sparks or smoke, or have water you can't stop, get to safety and call 911 or your utility company first. Then report it in Havio with the Emergency button and contact your landlord directly. Havio is not an emergency service.
If your landlord has turned on online rent, you can pay from your bank account at no cost to you and set up autopay. You get a receipt for every payment.
Tap "It's fixed" on the request before a vendor is sent, and your landlord knows nobody needs to come out. If the problem comes back within 7 days, you can reopen it.
No. Vendors work from the job link the landlord sends. From that page you can accept or decline, schedule a visit, see the tenant's photos and contact details, and send an invoice with after photos.
Yes. Vendors never pay to use Havio.
When a tenant reports a repair, the AI reads the description and photos and suggests how urgent it is, which kind of vendor to send, steps the tenant can take, and a note for the vendor. The landlord decides what to do with it.
Tenants can see the steps to take while they wait for a repair, like closing the shutoff valve or putting down towels. Landlords can turn that off in Settings, but safety steps for gas, sparks, or smoke always show. Other suggestions reach a tenant only if the landlord sends them.
Yes. The suggestions are made automatically and can be wrong or incomplete. They are general information, not professional or safety advice, so skip any step that doesn't feel safe and leave licensed work like gas lines and electrical panels to a professional.
Yes, on Havio Pro. Havio flags an invoice that looks like a duplicate or costs much more than you usually pay for that kind of work, and a flagged invoice never approves on its own.
Landlords see their own rentals. Tenants see their own unit, requests, rent, and shared documents, but never invoices. Vendors see only the jobs sent to them, and the tenant's contact details only after accepting.
Yes. In Settings or your profile, you can turn on two-step verification with an authenticator app and save recovery codes.
Go to Settings or your profile and choose Delete account. Deletion happens right away. When a landlord deletes their account, their rentals and records in Havio are deleted too, and their tenants are told by email.
No. Havio shows general information about state rules, with links to the law, but it can be incomplete or out of date. For a question about your own situation, talk to a lawyer or your local tenant or landlord hotline.
